
Takt Planning on Construction Projects

The Takt Construction System is the sum of different types of LEAN tools and methods that have been useful for the construction industry over the years. Takt is the main method: is a visual tool that uses the rhythm, flow, and work density zones to create the project schedule.
The general process starts by analyzing the project: type of project, phases, drawings, vertical elements, CPM proposal, restrictions, and more. The Takt expert most be as familiar as possible with the systems and elements that integrate the project.
As soon as that previous information is collected, we will start with a “macro takt plan”; this means that is a weekly program with working packages that contain the work of every week for a particular phase.
Only this first weekly schedule will reduce the time of the project for it to be completed.
The next step is create the daily takt plan, that is known as a “norm schedule”. This breaks down the weekly working packages into smaller working activities.
On the norm takt plan, you should be able to easily identify milestones of the project, procurement log, a day-by-day schedule, trade activities by color and code, buffers, and more.
The time to complete this process varies from one project to another, but it usually goes form 1 to 2 months. Some other times, projects are so big, that every phase requires its own time to develop the takt plan anda validate with the client team.

Takt Implementation
A common question is: how much does it cost the TCS for my project? Worldwide, there are some construction companies that invert on the Takt Method as the benefits they got are more valuable than what the implementation may cost. Some general contractor are receiving bonuses for delivering projects ahead of schedule, while investors are selling or renting the properties earlier, something not expected on their financial numbers.
Do I or my subcontractors need to be experts on the takt method to integrate it on our projects? No, neither you or your subcontractors need to be experts; but it is necessary that everyone understands the production flow that the project requires, that is why all our services include an introduction course to Takt.
Is there a minimum size for a project to integrate the TCS? Yes, we recommend the TCS for buildings with at least 3 or more levels. The TCS works by standardizing a production process and repeating a sequence of activities on every zone. The TCS is ideal for large projects like office buildings, malls, schools, hospitals, and more.
